Q: Are there any agreements that I should sign when I rent a property?
Answer: Yes, when renting a property you must always have a “Lease Agreement” in place which defines the terms and conditions of the relationship between the Lessor and the Lessee. A lease agreement should be arranged by either party (or the agent) and signed by both.

Q: What are the terms and conditions that will be defined in the lease agreement?
Answer: Standard terms and conditions should include the period of the lease (which is, in most cases, a year and renewed thereafter at yearly intervals), the rent amount and when it should be paid, mutual notices, the addresses of both parties and any special terms and conditions to explain the obligations and rights of each party relating to but not limited to: damage to property, non-payment of rent, subleasing, termination of agreement.
 
Q: If I am staying in Jordan for less than a year, do I still have to sign a lease agreement for the term of the year?
Answer: Most properties are offered on an annual basis, however some property owners agree to rent their properties for shorter periods. However, usually when a short period lease is required, rental rates increase in price and it is also a standard practice that the Lessee may ask for a refundable deposit.
 
Q: What if I have to leave the premises before the expiry date of the agreement, do I get a refund for the unused portion of the paid rent?
Answer: According to the laws in Jordan, you must abide by the terms of the agreement. This means that either it is written in the agreement that the amount is refundable, or the Lessor agrees to grant you a refund regardless of whether it is in the agreement or not - otherwise, you can vacate the property and terminate the agreement but you will not be able to claim a refund. If, however, your status in Jordan is as a Diplomat, then the refund policy is automatically applied.
 
Q: Are there any other expenses that I must pay besides the rent?
Answer:
Yes, there are other expenses that must be paid by the tenant:

  • Utilities, like the consumption of electricity and water during the contract period.
  • The common building service charges: The tenant’s share the normal maintenance fees of the building and the common areas which includes cleaning and security. This is usually a fixed monthly value and is applied for apartments within buildings.
  • 2% of the annual rent as educational tax.
  • A refundable deposit might be required in some cases. 

Q: If I rent an unfurnished property, are there any companies that rent out furniture?
Answer: No, it may suit you better to rent a furnished apartment.
 
Q: Can I request changes within the unit I will rent?
Answer: As your agent, we will make sure that you are completely satisfied with the unit you will rent, this means negotiating and discussing on your behalf with the Lessor specific changes you may want to make to the property – these discussions however, must take place prior to signing the lease agreement.
